Megaworld Secures P5.6 Billion to Advance Township Developments

Megaworld Corp. raised P5.6 billion through a block sale of MREIT, Inc. shares between April and July, securing funding for upcoming developments ahead of the REIT’s fifth asset infusion.

The proceeds will be redeployed into recurring‑income projects across the company’s township portfolio, supporting offices, malls, hotels, residences and lifestyle destinations.

Townships are designed to grow holistically, creating opportunities that reinforce one another and expand community value. Through MREIT, stabilized assets provide capital for the next generation of developments and broaden the recurring‑income platform.

The forthcoming Wave 5 infusion is projected to add roughly 303,500 square meters of gross leasable area, raising the REIT’s total to over 950,000 square meters and positioning it to reach one million square meters ahead of the 2027 target.

Portfolio composition will shift, with offices expected to account for about 77 % of assets, malls 20 % and hotels 3 %, compared with a current mix dominated by office properties.

Wave 5 expands the REIT from an office‑led structure to a broader township‑backed platform, offering shareholders diversified recurring‑income streams that benefit from integrated estates.

Planned projects funded by the proceeds include developments in Palawan, Bacolod City, Pampanga, Cebu, Iloilo, Cavite and Pasig, covering office, retail, hotel and mixed‑use components.

Megaworld aims to grow its leasing portfolio to three million square meters by 2030, targeting two million square meters of office space and one million square meters of retail space.

A regulatory filing disclosed the sale of 37.7 million MREIT common shares for P516.5 million at P13.70 per share, with settlement scheduled for July 14 and a reinvestment plan to be submitted.

BDO Securities, Maybank Securities and BPI Securities acted as brokers for the transaction.
